Minutes March 14th, 2024

Present: Mort Solomon, Laura Mensi, Tom Sawyer, Chip Allen, Roger Tryon, Margy Abbott

Meeting Called to order at 7:05

Hume site plan submission

Send copies of plans Police, Fire, Bldg Inspector, SB, DPW, Con Com, Bd of Health

They have 30 days to review and give feedback

PB has up to 90 days to give a response, ask for conditions.

Tim: Want to be good neighbors

Spoke with Con Com last month, meet again next month

Robert – Hume property on both sides Chesnut Hill

RV Park will be across road from maintenance shed

500 feet away from nearest wetlands

20 ft wide road

6 back in sites, 6 pull through sites

Sites 16’ wide except 1 which is wider for ADA

Quite flat area; gentle grade

Minimal clearing

Will still be a wooded area

Going to try to preserve/protect as many trees as possible

Taken every step to protect trees

Lighting…fully shielded, LED. Some discussion about type of lighting and number of lights.  Didn’t specify color temp of bulbs; PB suggested 2700K

Mike: Storm Water captured to the north, meander through the trees, develop swale, for 25-year storm, 500 feet from property line. Done percs on site, soil good, expect most water to perc not go to capture basin

New road will be paved

Tim – expect to purchase 6 that would stay permanently for staff

Pull through would come for weekends

Chestnut Hill and Cronk Rd. will both be used for construction. Willing to work with Town re road damage, repair. Won’t do in mud season.

Last year offered gravel. Hasn’t talked with Jim DPW yet this

239 trees would be max number cut

April 25th PB meeting would be to give feedback from other town entities and suggest conditions if any

Internal discussion about the plans.

Other Business:

Tom Sawyer, made motion that as soon as practically possible the PB work to amend the zoning bylaw 2.2.3 to remove #1 Fox Hill property parcel from the solar array district. Mort seconded. All approved.

Next meeting on 3/28 will work on additional questions for Hume

Tom made a motion to adjourn the meeting, Mort seconded.
