Planning Board Meeting Minutes 7/23/2020

New Hearings & Meetings:

Form A – ANR - 523 Main Rd, Map 106, Lot 3 – Heinman

Members reviewed and approved the application as noted on the proposed plan.  LM/RT MSV

ZBA review – 12 Heberts Cove – Map 114, Lot 28 – Rosenzweig

Discussion ensued regarding the conformity with the present neighborhood homes, flood plain elevation, and the current building code.  The PB is questioning accuracy of the flood level for the current structure and the proposed structure.  Elevation of the floodplain and the 100 year flood line is not referenced on the current plan.   It was noted that the existing home is non-conforming and the proposed house is non-conforming as well.  Comments will be drafted and submitted to the PB for approval.

Preliminary Site Plan Review – Camp Half Moon – Potential subdivision

The Planning Board reviewed the preliminary Site Plan proposal.  Discussion ensued regarding access to the proposed lots for emergency equipment and large moving/construction equipment. Members will review the subdivision bylaw and provide comments at the next meeting.  The preliminary review will continue to the next meeting.
